C. F. Strata Management is a Medium sized Boutique Style Strata & Real Estate Agency, specialising in the Professional Management of small to large size Strata Properties.

In dealing with the team at C F Strata, you will have the Security of dealing with a company that has been established for over Thirty Five (35) years and holds Corporate Membership of the Strata Community Association, (SCA NSW), formally Institute of Strata Title Management and Membership of the Real Estate Institute ( REI NSW ).

Good old fashion Values and Service has been the foundation of the company since the beginning and though we do not aspire to be the biggest agency, we do aspire to be one of the best when it comes to Service, our Reputation and Client Relationships. These values have also lead to all staff of C F Strata, working together as a team, which we believe is of great benefit to all.

The team at C F Strata Management & Wedd Realty aim to build and maintain a professional yet personal relationship with our clients by offering dedication to a high level of service, extensive knowledge and skills and experience in all areas of Strata Schemes and Rental Management.

Our records show that over 92% of our managed buildings have been with our company for over 15 years In 2011/12 over 98.9% of our clients elected to re-appoint our office as their Strata Managing Agents.

Further, in 2016/17 with the required renewal of Strata Agency Agreements (as per the new Strata Act 2015 /16 regulations) over 99.1% of our clients elected to have our office re-appointed as their Strata Managers.

We have an ongoing retention rate of over 98.5%, which we sincerely appreciate.

Our company has been steadily growing, while achieving the above. Our growth in recent years as generally been at approximately 10% p/a. This managed growth has exceeded our expectations, with most new business coming from personal and business referrals, for which again we are appreciative.

Scott & Joe treat Staff Management with the upmost importance and we are very lucky to have limited changeover of Staff here at C F Strata. We believe the fact that we do NOT set schedule B / Fee targets or requirements on our Staff, contributes to our staff remaining with us. We also have various other measures in place, such as having a strata manager in place to cover for when other managers are on leave. We believe that we provide an enjoyable & professional working environment for all the Team.

As working Directors Scott & Joe are adamant that the growth be managed so that our Team are still able to follow our company statement of “BIG enough to provide you with Personal service but SMALL enough to still Care”.

Further, as licensed Strata Agents & Real Estate we are able to assist our clients in all areas of the property industry, including: * Rental & Leasing of properties * Real Estate Sales * Property Legal Matters * Financial Advice & assistance via our network of Professional Associates.

Our Team Profile

Scott McInness, Licensed Real Estate and Strata Agent, Director
Scott has over Twenty Nine (29) years experience and has been with the company since 1991. Scott has been Company Manager and Licensee in Charge since 2001. He has been a Director since 2006 and is committed to the continued development of services offered to clients and delivering a high level of performance to all clients. Scott continues to manage his own small portfolio of Strata Plans. While aiming to continue the growth of the company, he remains focused on maintaining the old fashion values, in particular treating our clients personally and with the highest standard of professionalism. Scott is always looking to further the services that the Company can offer to clients. While at all times striving to uphold the company’s statement being ‘Big enough to serve but Small enough to Care’.  

Joseph Cagliata, Licensed Strata Manager, Director.
Joe previously worked with us some years ago and returned to our company in mid 2007. He has worked as a Building Surveyor and Town Planner. This work has included dealing with various building works/projects, notices & applications to and from Strata Plans. Joes enthusiasm to his role alongside his Strata & Building experience, has been a great asset to the Company and the Strata Plan’s under his management. Over the years Joe has assisted buildings with large building/rectification works and Council orders where his experience and knowledge proved to be a great benefit. With Scott, he is also looking to further the services that the Company can provide, further the Company’s development and growth.   

Alfina Braiding, Licensed Real Estate and Strata Agent. 
Alfina joined the company in 1996 and has over Twenty One (21) years experience in all areas of Strata Management. She is a Senior Strata Manager and heads the Rental Department. Alfina services and assists her client’s in a personable yet efficient manner and her dedication, professionalism is an asset to both the company and our clients. This is shown in the number of personal referrals she has received over the years. She has assisted buildings with large building/rectification works and through detailed legal matters. Alfina continues to receive referrals from clients, which is a credit to her. We feel lucky to have her as part of our team at C F Strata.  

Chris Haldezos, Certified Strata Manager.
Chris brings to the company over Seventeen (17) years of experience within the building management industry. Chris started in small style buildings and worked his way up to managing large 5 star properties. His experience within the management industry includes, the management of Community / Strata Plans, daily monitoring of all facilities including lifts, water towers and recreational facilities, building and facility upgrades. Chris prides himself on providing effective & friendly communication with his clients to achieve positive results. Since joining C F strata in late 2010 Chris has grown his portfolio and proven to be a great asset to the plans under his management.

Sophie Kakakios, Licenced Strata Manager & Senior Manager
Sophie joined our company in June 2019, with over 6 years’ experience as a Strata Manager. Sophie is capable of providing the right guidance required to ensure your building is managed effectively. Sophie came highly recommended and we welcome her to the C F Strata team. We expect her experience and knowledge will help her deliver the service levels for which C F Strata Management are renowned for. In her short time with us, she has already proven this to be correct. With Sophie’s previous employment of just over 6 Years and with her positive outlook we look forward to having her with us at C F Strata for quite some time.

Tracy Benatar, Licensed Real Estate & Certified Strata Manager.
Tracy joined the team at C F Strata in late 2017 in a new strata managers position. She brings with her some Five (5) years’ experience in all areas of Strata. These includes Administration, Accounting and Strata Management. Tracy is passionate about her work and is looking forward to furthering her knowledge. She is Loyal, Diligent and Personable. Tracy is keen to be involved with the team at C F Strata and to work with our clients. She manages her own small portfolio of Strata Plans as well as acting as cover for fellow managers. We feel having this cover will be of great benefit to our clients and fellow managers.

Mellisa Tallon , Licensed Strata Manager.
Mellisa recently joined the team at C F Strata and brings with her many years of experience from across the Real Estate industry from Property Management through to building and Facilities Management and Strata Management. Mellisa has dealt with a wide range of industrial, residential, commercial and mixed-use properties in her past portfolios. Whether it’s a leaking tap or concrete cancer, Mellisa has the experience and knowledge to assist owners with resolving the issue and will relentlessly pursue a positive outcome. We are fortunate to benefit from her accrued skills. At the start she will be assisting Scott and Joe with the day to day matters of their portfolios, while managing her own small portfolio, with the view to grow her portfolio

Paula Andrade , Administration & Assistant to Strata Managers.
Paula joined our Company in early 2014 in the capacity of Administration & Accounts. Paula brings to our Company 6 years of strata management experience managing a portfolio of strata plans as well as office management and administration. Paula’s strong work ethic and enthusiasm ensures a superior level of service internally & for our clients. She offers great assistance to our Strata Managers and Admin Dept as needed and has proven to be a integral part of our team.  

Chloe Stedman, Compliance Manager & Administration.
Chloe joined our company in January 2017 in a newly created position of Compliance Manager. With a background in administration and property, including Property Management and Sales Administration. Chloe has a strong work ethic and sheer determination to learn and succeed; she is a team player and provides great customer service to all clientele. Having previously worked in Real Estate and Administration for a Property Group, she will has joined our administration team focusing on compliance management for our strata plan’s. This new position, we believe will be and has in fact been of great help to our strata mangers and in turn our clients.

Silvia Gomes, Accounts &  Administration. 
Silvia joined our company in early 2016 with 14 years experience in the Strata Management industry in various roles including Accounts Payable/Receivable, reception, and personal assistant to Strata Manager. She has transitioned well into her Administration & Accounts role with eye for detail. She is enthusiastic and friendly approach to both clients and team members is an asset to our company. Silvia’s attention to detail has proven to be a benefit to all.

Michelle Murphy, Reception & Front Desk Administration.
Michelle joined us here at C. F. Strata Management in 2015 and brings with her over 6 years’ experience as a Property Manager and 12 years’ experience in the building industry in administration. Michelle knows the importance of customer service and her drive is to deliver a high level of customer service at all times. With her knowledge she often provides valuable assistance to clients. Michelle has proven to be an asset to all staff and our clients.

Robert  (Bob) Wedd, Founder of the Company. 
Robert has over 45 years of experience and his qualifications cover all areas of Real Estate and Strata Management.
